Wanderlust – Tauranga Backpackers

Arrowsmith was contracted to provide budgeting advice during the design process for the seismic strengthening and refurbishment of the largest backpackers in the CBD. The building, located on the waterfront and surrounded by bars and restaurants, had historic significance due to the original staircase being intact. The project had the potential to be shut down for months if any significant relics or bones were found during excavation, so the initial works were heavily monitored by local archeologists. Fortunately, nothing of significance was found.

The earthquake strengthening works included adding secondary concrete walls within the building and reinforcing the double skin brick veneer with steel columns and masonry screws. While the strengthening works were underway, the backpackers were being upgraded to include an up-market self-sufficient group backpacking space, complete with a commercial kitchen and multiple communal bathrooms.

The final request by the principle was to replace the waterproofing to the second-floor deck, which had panoramic water-views and was a key selling point. Upon invasive inspection, the condition of the deck was undesirable, and complete reconstruction was required. After multiple designs and a significant increase in scope, the looming deadline proved challenging. However, thanks to the dedicated site team, the deck was completed for use along with the rest of the building.
